The Historic Stuart Mesa School House is a one-of-a-kind retreat property, perfectly located and surrounded by gentlemen farms. The town of Paonia, CO is a quick 2.5 mile drive, and there is easy access to area activities, wineries, local businesses, etc. Sitting on seven acres, the property enjoys amazing, unobstructed views to Mt. Lamborn and Landsend Peak. This retreat property is a perfect destination for those wanting down time to regenerate, or those who would rather participate in the abundant activities and celebrations offered in this lively and diverse community.
The home is a mix of rustic and refined. Spaces easily flow from the inside to the outside, making the best of the beautiful views and outside activities. The exterior spaces are generously furnished for lounging, dining, reading, or napping. The large back country lawn area will encourage outside activities of all types.
This property offers guests with many interior and exterior amenities, including two large bedrooms; a large central farmhouse dining room; a spacious family room with casual dining; a well-equipped kitchen; a large new bathroom; and an additional outside “glamping” Next to the barn, in a shielded area, is an outdoor “glamping bath” which includes a tent shower, outdoor sink, and toilet / changing tent. It is a fun space and can act as a second bath for the property.
Pour yourself a glass of local wine, unplug, and step outside onto the deck to enjoy the evening. With tons of seating on the deck, and in the yard, everyone has a place to relax and ponder the next day’s events. But then, with the incredible mountain views, you may never want to leave the deck!
Interior Spaces
This home offers multiple dining areas, where you can enjoy your meal while conversing with loved ones. The large farm-style dining room has a massive wooden table with seating for up to 12 people. Put on your own farm-to-table dinner with fresh pics of local organic produce and five-star fruits from the local farms and businesses.
Note: Even though the school building looks very large, the main floor living area is only 2,200 square feet, which is the size of the average home in Colorado. That said, it does have a full sized basement, which the owners use for storage and a workshop.

Dining Areas: A beautiful Dining Room, centrally located in the interior space, boasts a large farm style dining table that will seat up to 12 people. A Lounge Area, supporting the dining room, is located on the back side of the space. The lounge opens directly on to the large back deck creating an “inside / outside” space for those special dinners. Serve wine on the deck, while enjoying the views, and then move inside for your special farm-to-table dinner. It doesn’t get better than that!
Principal’s Office / Library: To the right of the front entrance is a historic Office Library. It is set up for the same function and a great place to get work done or to read about the history of the area.
Family Room: A large Family room, with generous seating, is a comfortable and perfect space for families and groups to gather and share their day’s experiences. The Family Room, Casual Dining and Kitchen are open to each other allowing an easy flow to all the main living spaces in the property. This areas also opens on to the large back deck for easy inside / outside access.
Note: A TV with Netflix and Amazon Prime capability; high speed internet; and a room air conditioner (for west facing room) are included.
Casual Dining: Adjacent to the Kitchen and Family Room, the Casual Dining area offers quick access for breakfast, lunch, and many other uses.
Kitchen: The Kitchen has all new appliances and is generously equipped with the high quality kitchen wares and accessories.
Laundry Area: The laundry is located adjacent to the kitchen with easy access to the main living space. It is equipped with a new high capacity washer and dryer.
Master Bedroom: The Master Bedroom has a very comfortable queen bed with down pillows and comforter, lounge seating, storage and a ceiling fan. It has direct access to the new large bathroom. The Master also opens directly to an intimate lounge area on the back deck.
Large Bedroom: The large bedroom has a queen bed and two built-in twin beds (trundle style) located in to a cozy alcove. Other feature of the large bedroom include a full size sofa for lounging and reading, a table with chairs for games or studying, a ceiling fan, ample storage and closet space. It also has direct access to the new large bathroom.
Note: A third sleeping area can be setup in the living area, if needed.
Exterior Spaces
Back Deck: The large back deck is a coveted “outside living area” that directly faces the view to Mt. Lamborn and Landsend Peak. The deck runs the full length of the home with stairs going down to the huge country yard. Furnishings include dining furniture, lounge furniture, game table, and two of the popular Privacy Pop tents for outside napping or sleeping. With views of mountains, the country side, rainbows and wildlife; this will most likely be your favorite “hang out” starting with morning coffee.
Country Yard: The large country yard is flanked by a wonderful old barn, built to house the horses the children rode to school back in the day. The west side of the huge yard has what was once horse stalls and a pond. Now that area is included in what the owner designates as a wildlife area, along with the four acres surrounding the property that is kept natural to support wildlife. Deer often populate the back area and several fawns have been born in the protected area of the horse stalls.
Outside “Glamping” Bath: Next to the barn, in a shielded area, is an outdoor “glamping bath” which includes a tent shower, sink and toilet facility. It is a fun space and can act as a second bath for the property.
Special Set Ups: Special set ups can be arranged, such as multiple dining and lounge areas, multiple larger outdoor umbrellas and shade sails, a canvas gazebo, individual size tents for outdoor sleeping, and more.

Exterior Amenities Include: a large back deck with unobstructed mountain views; a large country lawn for lounging, volley ball or evening camp fires; generous seating and lounge furnishings; outdoor grill and Bar-B-Que; two pop-up privacy tents for outdoor sleeping on the porch; additional patio furniture and chaise lounges for the lower patio and lawn; outdoor “Glamping” Bath; and generous driveway parking for up to eight cars.
